New property listed in Cranston, Calgary
I have listed a new property at 208 Cranberry PARK SE in Calgary.
Now is your chance to get into one of Calgary's hottest neighbourhoods - Cranston!! Walk up to this beautiful home and you will notice a cozy Front Porch where you can sip your morning coffee and get ready for the day. Inside, the huge windows allow natural light to brighten up your home, as well as a Living Room large enough for the whole family to gather in. The large Kitchen features a ton of cabinets, a Walk-In Pantry and a large Kitchen Island that doubles as a Breakfast Nook. Not to mention it overlooks both the living area, as well as the Dining Room to really showcase the open concept layout that will be your Entertaining Dream in the future! Upstairs you will find 2 Bedrooms and a 4 Piece Bathroom. There is also your Primary Bedroom large enough for a king size bed, with a Walk-In Closet and a 4 Piece Ensuite. The basement is unfinished and just waiting for your creative touches! There is already roughed in plumbing, and an egress window which would allow you to easily add in a 4th Bedroom. Out back you will find your own private deck with a Gas BBQ Hookup. This leads directly to a small green area in the centre of the complex, with an adorable little pathway system to give you that extra cozy feeling. To top it all off, there are 2 Titled Parking Stalls right outside the front door! This wonderful home is in an excellent location within Cranston, being right beside so many amenities such as: Sobey’s, Good Earth, Scotiabank, Berwick Public House, and so much more. There are numerous schools in the community, and you are a short drive away from the Seton YMCA and the South Calgary Hospital. Take a stroll down to the Ridge, where you can overlook the Bow River and see the beautiful scenery this community has to offer. This home will truly check all your boxes!

What Inspections Should I Budget For?

Buyer Tip!

Curious what inspections you’ll need? Here are the most common inspections I see…

  • General Home Inspection, the whole home should be examined to make sure all is good. The basics, like the roof, foundation, plumbing, electrical system and everything else that makes a house a home, will all be covered in a home inspection.
  • Radon Inspection, A radon inspection will check on the levels of radon in the air. If radon is present and is a concern, you can negotiate with the seller to have a radon remediation system installed to get the home to safe levels and keep them there!
  • Pest/Insect Inspection, if the home your purchasing is infested with some type of pest or insect…trust me you’re going to want to know about that.
  • WETT (Wood Energy Technology Transfer) Inspection, if the home has a wood burning fireplace or stove, you're going to want one of these. In fact, you most likely will need one to insure your home. These inspections will be able to insure that these appliances are burning in a way that won't compromise your health and safety. You want to make sure they are running optimally and are generally in good condition.

While these are some of the most common Residential Real Estate inspections, I always recommend you speak with your representative about what inspections you should get for the specific property you are planning on purchasing. There are no 2 homes alike, so we always have to do our due diligence!
